PROFILE

Lai Wai Leng is a partner in Rodyk & Davidson LLP's Real Estate Practice Group.

Wai Leng's practice includes real estate development projects for most of the major property developers including negotiating and advising on the sale of the projects together with correspondence and liaison work with the Controller of Housing for the necessary approvals for such sales.

Wai Leng is involved in the advice, negotiation and documentation in relation to en bloc purchases by developers and the acquisition of land parcels and government land sale tenders by Urban Redevelopment Authority and Housing & Development Board. Wai Leng has dealings with foreign property funds in their acquisition of property developments in Singapore.

Wai Leng's other areas of expertise include representing retail vendors and purchasers in the sale and purchase of both residential and commercial properties. She acts for financial institutions in the divestment of their stable of properties and in mortgagee sales. She has experience in the tender by Sentosa Development Corporation of land parcels on Sentosa Island and the subsequent sale of the housing development projects on the island.

She has acted for most of the major financing institutions in their real estate financing work. Wai Leng has acted for Central Provident Fund Board in its members' withdrawal of monies in connection with residential and commercial purchases.

In the area of collective sales, Wai Leng has represented the vendors, including making the applications to Strata Titles Board ("STB") for approval when necessary, and advising on applications to STB in connection with collective sales. She has acted for both landlords and tenants in their lease of retail space in commercial buildings.

Wai Leng was jointly involved as a solicitor in the first Design Build and Sell Scheme by Housing & Development Board ("HDB"). She represented the developer that won the tender and worked with HDB in the setting up of a legislative and regulative framework for the scheme.
