Acted in the sale of One Finlayson Green, a freehold office block in Raffles Place for S$227 million or about S$2,520 psf on its net lettable area of about 89,950 sq ft. The building is being sold through private treaty by a fund managed by Singapore based Lucrum Capital to a group of private investors registered under a British Virgin Islands vehicle. Rodyk had also previously acted in the purchase of the building (by way of share purchase) in early 2010.
Acted for Sim Lian Land in their S$278.8 million acquisition of a prime executive condominium site at Tampines Central 7 located in the heart of Tampines town. This translates to S$392 psf ppr, a new record price for executive condominium land which is meant for buyers with an income ceiling of S$10,000. Sim Lian can build more than 660 strata units on this land site.
Acts for Malaysian developer SP Setia International Pte Ltd in its S$65 million purchase of 27-unit Leong Bee Court, a residential development at Woodsville Road. This marked SP Setia's first property acquisition in Singapore. SP Setia plans to build a 105-unit development on the site after redevelopment.
Acted for the purchaser, Sing Holdings, in its acquisition of Robin Star, a 10-unit boutique development at 10-12 Robin Road, for S$47 million. The Robin Star will be combined with previously acquired Robin Court and 1 Robin Drive to make a combined site of 6,027 sq m. The total combined purchase price for all three freehold sites is S$124 million.
Acting for Asplenium Land Pte Ltd, a wholly owned subsidiary of listed developer Tuan Sing, in the acquisition and the subsequent project development of a residential site at Seletar Road. The S$123 million bid succeeded against 10 other tenderers. It is expected that a total of 300 units can be built on this condominium site.
