Acted on the real estate aspects of the transaction for Morgan Stanley in the divestment of the whole of its indirect interest in an investment holding company which held four dormitories in Jalan Papan, Woodlands, Kian Teck and Tampines in Singapore. The transaction price for the divestment, which included the sale also of the remaining minority interests, was in the region of about S$380 million.
Acted for Sing Holdings in its purchase of two freehold District 10 properties for S$77.3 million. Robin Court and 1 Robin Drive have a combined land area of 40,518 sq ft and are zoned for residential use. Also acted for Sing Holdings in its acquisition of the adjoining site, Robin Star for S$47 million, which is a 10-unit boutique development at 10-12 Robin Road. The above purchases will have a combined site of 6,027 sq m with the aggregate purchase price of S$124 million for the freehold sites.
Acted in the real estate aspects for a German core fund managed by Morgan Stanley in its sale of 23 units at the Draycott Eight condominium for S$157 million to a fund managed by Alpha Investment Partners, part of the Keppel Land Group. The 23 units are in the same block of the development which comprises three 24-storey blocks with a total 136 units.
Acted for the purchasers, a consortium of investors led by niche property developer Roxy-Pacific Holdings and including Macly Capital, Pinnacle Assets, Fission Holdings and architect Chee Hsian Sing, in the acquisition of Marina House (a 21-storey office block) located in Shenton Way from the Hong Leong Group for S$148 million. Each party will have a 20% share in the purchase. Marina House has an 8.4 plot ratio and will be converted to a 42-storey residential development and involve the topping up of the leasehold interest.
Acted in the real estate aspects and the financing of the property for the purchaser Norman Winata who incorporated a fund for the acquisition of One Finlayson Green at a purchase price of S$145 million.
