EXPERIENCE

Acting for a related company of Tong Eng Brothers Pte Ltd in its collective purchase of the 26-unit Cai Garden, a residential development at Foo Kim Lin Road, for S$43 million. The collective sale was made by private treaty with the agreement of all owners.


Acted for the seller, Lion City Hotel Properties Pte Ltd, in the sale of the Lion City Hotel and the adjoining former Hollywood Theatre site for S$313 million. The unit land price for the Tanjong Katong-Geylang Road area properties, with a total freehold land area of 147,909 sq ft, works out to S$779 psf of potential gross floor area. Based on the current allowable development options, the property may be redeveloped into a commercial cum residential complex.


Acted for the seller, Sin Cheong Container Manufacturing Pte Ltd, in its sale of Sin Cheong Building, ageing six-storey freehold flatted factory building at Jalan Pemimpin, for S$36 million. Sin Cheong Building has a land area of 44,001 sq ft and is zoned for Business 1 use with a 2.5 gross plot ratio under Master Plan 2008.


Acted for the purchaser, Sing Holdings, in its acquisition of Robin Star, a 10-unit boutique development at 10-12 Robin Road, for S$47 million. The Robin Star will be combined with previously acquired Robin Court and 1 Robin Drive to make a combined site of 6,027 sq m. The total combined purchase price for all three freehold sites is S$124 million.


Acted on the real estate aspects of the transaction for Morgan Stanley in the divestment of the whole of its indirect interest in an investment holding company which held four dormitories in Jalan Papan, Woodlands, Kian Teck and Tampines in Singapore. The transaction price for the divestment, which included the sale also of the remaining minority interests, was in the region of about S$380 million.
