EXPERIENCE

Acted for Far East Organization in the developer's project The Greenwood, a 54-unit strata landed housing development. The project is sited on freehold land but Far East is selling the units with a 103-year lease instead of a freehold tenure, thereby retaining a reversionary interest in the site. There have been earlier, though rare, cases of owners of freehold land who sold a leasehold interest to third party developers, who in turn transferred their leasehold interests to purchasers of units in the development. However, The Greenwood project is the first instance of an owner/developer being able to retain its freehold interest, while transferring a leasehold interest in the units directly to the purchasers. Advised Far East on this novel structure, which was also used in Far East's two other subsequent housing projects on freehold land, Shore Residences and Cabana.


Acted for Auric Pacific in S$99.02 million sale of One Phillip Street to UK-based New Star International Property Fund.


Acted and led the transaction for German fund Commerz Grundbesitz Invesmentgesellschaft (CGI), now known as CommerzReal, in a complex real estate and construction deal that involved the acquisition of 78 Shenton Way for approximately S$650 million.


Acted and led the transaction for SEB Asset Management in its purchase of office space in Springleaf Tower from MGPA for S$225 million.


Acted and led the transaction for the buyer fund manager MGP Raffle Pte Ltd, of the Macquarie Global Property Advisors Group (MGPA), in its purchase of Temasek Tower for S$1.04 billion, the second largest property transaction in Singapore.
